Which concealed route fits the evidence?
A damp edge, lifted board or wet joint can appear away from the failed pipe. We review the room layout, accessible supplies and any route information, then choose suitable tests. The aim is to justify access to the pipe before disturbing larger areas of flooring.
A useful starting point
Identify different floor finishes and any known service hatches. Let us know about previous repairs or newly installed flooring.
Tell us about any earlier investigation, even if it did not identify the source. Knowing which checks were made and what access was available helps us decide what remains useful.
Choose a test that answers a question
Tracer gas detection may be useful where the conditions and pipe arrangement suit it. Gas may migrate before reaching the surface. The strongest reading is not an automatic instruction to excavate at that exact point.
An investigation can combine methods. We explain the findings and their limits, including when the evidence does not yet justify an opening.
Agree access before the repair
Access can disturb the finished floor. Replacement flooring, adhesives and decorative making good are excluded.
Once the proposed work is clear, the agreed plumbing repair is completed with the necessary parts and materials. Suitable checks follow the repair, and the report records relevant observations, work and any remaining matters.

£1,290 includes applicable tax. The £100 deposit is deducted, leaving £1,190. Decorative and remedial reinstatement is excluded. No hourly surcharge is added solely because the agreed residential work takes longer.
