Detection & repair

Hidden leak detection

Look beyond the visible patch to investigate concealed pipework.

What is happening behind the surface?

We compare moisture patterns with nearby supply pipes, heating circuits and accessible voids. Suitable thermal checks or listening may provide additional clues. Those observations are assessed together before an opening is proposed, because water can travel along the building before becoming visible.

A useful starting point

Tell us about rooms above and beside the mark, any changes to heating pressure and recent building work. Leave existing access panels available.

Tell us about any earlier investigation, even if it did not identify the source. Knowing which checks were made and what access was available helps us decide what remains useful.

Choose a test that answers a question

Moisture mapping may be useful where the conditions and pipe arrangement suit it. Readings vary between materials and cannot alone prove that a particular pipe leaks.

An investigation can combine methods. We explain the findings and their limits, including when the evidence does not yet justify an opening.

Agree access before the repair

Finding and repairing a concealed pipe may require physical access. Careful detection reduces unnecessary exploration but cannot promise a damage-free repair.

Once the proposed work is clear, the agreed plumbing repair is completed with the necessary parts and materials. Suitable checks follow the repair, and the report records relevant observations, work and any remaining matters.

What the residential package covers

  • Investigation of the reported problem
  • Specialist detection and pipe tracing
  • Necessary access or excavation
  • The agreed plumbing repair
  • Parts and materials for that repair
  • Suitable checks after the repair
  • A written Trace & Access report
  • A 12-month workmanship warranty

£1,290 includes applicable tax. The £100 deposit is deducted, leaving £1,190. Decorative and remedial reinstatement is excluded. No hourly surcharge is added solely because the agreed residential work takes longer.
