Could the feed or return be concealed?
We consider visible valves, the radiator history and pressure changes before assuming the hidden pipework is responsible. Suitable circuit checks help decide whether tracing under floors or into walls is warranted. The method reflects the available isolation and the material around the pipe.
A useful starting point
Mention recent radiator changes, valve work or drilling near a known route. Share previous heating inspection findings.
Tell us about any earlier investigation, even if it did not identify the source. Knowing which checks were made and what access was available helps us decide what remains useful.
Choose a test that answers a question
Pressure testing may be useful where the conditions and pipe arrangement suit it. A pressure change does not identify a location on its own, and test conditions can affect interpretation.
An investigation can combine methods. We explain the findings and their limits, including when the evidence does not yet justify an opening.
Agree access before the repair
A boiler or control fault cannot be resolved simply by opening a floor. Gas and appliance work are outside this plumbing service.
Once the proposed work is clear, the agreed plumbing repair is completed with the necessary parts and materials. Suitable checks follow the repair, and the report records relevant observations, work and any remaining matters.

£1,290 includes applicable tax. The £100 deposit is deducted, leaving £1,190. Decorative and remedial reinstatement is excluded. No hourly surcharge is added solely because the agreed residential work takes longer.
