Investigate water-based loops without treating every cold spot as a leak.
Which part of the floor system needs attention?
We look at the manifold arrangement, heating zones and available isolation. Testing a suitable loop separately can be more informative than reading the whole system. Surface-temperature patterns can help interpret the route when the operating conditions are useful, with other tracing methods selected as needed.
A useful starting point
Make the manifold accessible and share drawings or loop labels if you have them. Mention floor changes, drilling and any earlier loop tests.
Tell us about any earlier investigation, even if it did not identify the source. Knowing which checks were made and what access was available helps us decide what remains useful.
Choose a test that answers a question
Thermal imaging may be useful where the conditions and pipe arrangement suit it. It does not see through walls. A coloured patch is a clue to investigate, not a diagnosis by itself.
An investigation can combine methods. We explain the findings and their limits, including when the evidence does not yet justify an opening.
Agree access before the repair
This service covers water-based heating pipework. Electrical floor heating and decorative floor replacement need separate provision.
Once the proposed work is clear, the agreed plumbing repair is completed with the necessary parts and materials. Suitable checks follow the repair, and the report records relevant observations, work and any remaining matters.

£1,290 includes applicable tax. The £100 deposit is deducted, leaving £1,190. Decorative and remedial reinstatement is excluded. No hourly surcharge is added solely because the agreed residential work takes longer.
