Does the leak follow a particular activity?
We review the supply fittings and the order in which fixtures are used. Carefully controlled checks may help distinguish pressurised plumbing from a waste or use-related problem. Accessible panels and the affected rooms below can add useful evidence before concealed access is discussed.
A useful starting point
Tell us whether the marks follow bathing, showering or ordinary use of a basin. Keep existing panels accessible.
Tell us about any earlier investigation, even if it did not identify the source. Knowing which checks were made and what access was available helps us decide what remains useful.
Choose a test that answers a question
Dye testing may be useful where the conditions and pipe arrangement suit it. It is not appropriate for every surface or system. Dye testing is selected and managed by the investigator.
An investigation can combine methods. We explain the findings and their limits, including when the evidence does not yet justify an opening.
Agree access before the repair
Failed waterproofing or a defective building finish may need work outside the plumbing scope. Retiling and bathroom refurbishment are excluded.
Once the proposed work is clear, the agreed plumbing repair is completed with the necessary parts and materials. Suitable checks follow the repair, and the report records relevant observations, work and any remaining matters.

£1,290 includes applicable tax. The £100 deposit is deducted, leaving £1,190. Decorative and remedial reinstatement is excluded. No hourly surcharge is added solely because the agreed residential work takes longer.
