The Flow Detect notebook
Planning a leak investigation between flats
Good access coordination can be as important as the test method.
Two views of the same problem
The lower property may show damage while the relevant fitting is above or in a communal route. A useful instruction identifies all areas that may need inspection.
Arrange a contact chain
The landlord, managing agent and occupants should know who is coordinating keys, permissions and any isolation. Give the engineer the relevant names through the agreed contact route.
Record findings without assuming blame
The report sets out observations and work within scope. Responsibility, insurance and contractual disputes need their own resolution.
Put the information into context
This guide explains common investigation principles. Your property, the available access and the actual test findings determine the right next step. It is not a diagnosis of an unseen system.
